Ronkonkoma is an unincorporated hamlet, not a village, and it is split between the Town of Brookhaven and the Town of Islip. So a Ronkonkoma house gets its building permits and certificates of occupancy from whichever town the parcel sits in, and that town also holds the permit and CO file a buyer's search turns up. Here is how that split plays out for Ronkonkoma homes, on both sides of a contract.
TL;DR
- Ronkonkoma has no village government, so building permits and COs come from the Town of Brookhaven or the Town of Islip, depending on the parcel.
- The tax map district on the parcel tells them apart: an Islip resolution places a Ronkonkoma lot in district 0500, and the Ronkonkoma Hub parcels in Brookhaven's code begin with 0200.
- Brookhaven permits expire 12 months after issue under Chapter 16, with a short extension window and one-year renewals.
- Islip's Building Division closes out permits by issuing a CO or certificate of compliance, and Islip building files are requested through FOIL.
- Permit thresholds are set by each town, so the same deck or shed project is checked against that town's rules.

Why the town line matters in Ronkonkoma
An incorporated village can run its own building department. A hamlet has no government of its own. Ronkonkoma is a hamlet, so its building permits, inspections, and certificates of occupancy are handled by the town government, and in Ronkonkoma there are two of them.
Both towns say so in their own documents. Brookhaven's Town Code describes about 53.73 acres "in the Hamlet of Ronkonkoma" in its zoning chapter. An Islip Town Board resolution from April 2021 describes a Ronkonkoma street segment as "situate, lying and being in Ronkonkoma, Town of Islip." The mailing address does not settle the question. The parcel does.
How to tell which town a parcel is in
Every Suffolk County parcel carries a Suffolk County Tax Map number that starts with a four-digit district. The Islip resolution identifies a Ronkonkoma lot as District 0500, and the Ronkonkoma Hub parcels listed in Brookhaven's code all begin with 0200. The district is the first part of the parcel number, which makes it a quick first check before calling either building office.
Brookhaven side: permits, COs, and expiration
The Brookhaven Building Division administers building permits, licenses, inspections, and code enforcement throughout the Town. Its services now run through Town of Brookhaven Digital Services, where applications by expeditors and licensed professionals are filed online. Owners can still file residential paper applications in person. The Building Division page links to the Digital Services portal, which includes an online permit and certificate search.
Chapter 16 of the Brookhaven code sets the rules:
- Section 16-3 requires a permit for construction, enlargement, alteration, improvement, removal, relocation, or demolition of a building or structure, and for installing a solid-fuel heating appliance, chimney, or flue. A one-story detached shed or playhouse of up to 144 square feet in a conforming location is exempt.
- A permit expires 12 months after issue, unless the Chief Building Inspector authorizes up to 24 months. An application within one month after expiration can get one extension of up to three months.
- An expired permit can be renewed for single one-year periods. On second and third renewals, unfinished exterior work carries double and then triple the application fees set by Town Board resolution.
- No new permit is issued for a building with uncorrected violations under the building, zoning, or related chapters.
- Section 16-4 requires a certificate of occupancy or certificate of compliance for permitted work, issued after inspection, and an affidavit about buried trees or debris before a CO. A temporary CO is available while work is finished.
Islip side: permits, COs, and FOIL requests
The Islip Building Division, part of the Department of Planning and Development, administers building and plumbing permits under the New York State Uniform Code and the Islip Zoning Code. Permit applications have to be filed electronically. The Permits Office handles intake through issuance, and a separate section of the Division schedules inspections and handles "final close-out of the permit by issuance of a Certificate of Occupancy or Compliance."
Islip building files come through the Town's FOIL portal. The Building Department option covers surveys, permits, COs, building plans, and inspection reports. Violations and rental registration or accessory apartment documents are not released through FOIL.
Where the two towns differ on common projects
Islip's When is a Permit Required guide, dated June 2025, lists its thresholds:
- Decks more than 18 inches above grade, with plans by a design professional at 30 inches or more.
- Sheds over 144 square feet or over 8 feet tall, plus each additional shed on the lot.
- Pools holding more than 18 inches of water, including above-ground and temporary pools.
- Basement conversions to finished space, roofline changes, and new window openings or header changes.
- A rental occupancy permit from Code Enforcement for renting a one- or two-unit house.
- No Town permit for septic or cesspool replacement, though Suffolk County Health Department approval applies.
Brookhaven's Chapter 16 sets its own exemptions. So the same shed or deck can be handled differently on each side of the town line, and the town's own guidance is the reference.
What the permit file means at closing
For a Ronkonkoma address, the permit and CO history comes from the town that holds the parcel. The buyer's attorney or title company usually orders the municipal searches, and the building office in that town is the one that can explain or close an item.
For sellers
Older work is easier to sort out before a contract. A finished basement, deck, pool, or added room can be checked against the town file early. In Brookhaven, Chapter 16 sets the renewal path for an expired permit and bars new permits while violations stay open. My sellers guide covers listing prep in general.
For buyers
An open permit or missing CO stays with the house. In Brookhaven, a future permit waits until violations are corrected, and in Islip the Building Division is where a permit gets its final close-out. My buyers guide walks through inspections and contingencies.
How I look at Ronkonkoma permit questions
Ronkonkoma is one of the towns I work in, and my sales history includes a three-bedroom ranch there that I listed and sold in January 2021. Having passed the home inspector course, I look closely at additions, finished spaces, and newer mechanicals during a walkthrough, which are the items a town permit file answers. Train and daily-life questions are covered in living in Ronkonkoma.
