The median sale price moved with it, easing to $803,000 from $850,000 in June, though that is still above the $760,000 median of July 2025. Twenty-eight houses closed, up from 27 in June and from 19 a year earlier, and the median time to a contract was 14 days against 13 in June and 19 last July.
Competition at the close held up: 23 of the 28 sales went at or above asking, compared with 12 of 19 a year earlier, and the median sale came in at 105.05 percent of list, close to June's 104.77 percent and above last July's 102.22 percent.
The spread explains much of the move in the medians. Nine sales landed between $700,000 and $799,999, against three in July 2025, and seven fell between $900,000 and $999,999, against two. Only one sale closed between $600,000 and $699,999, where there were four a year earlier, and nothing closed below $500,000. Two sales reached $1,000,000 or more, the same as last July.
