The median sale price eased to $630,000 from $640,000 in September, matching the October 2025 median exactly, and median price per square foot came in at $441 against $447 a month earlier and $393 a year ago. Houses took 28 days to sell at the median, up from 21 in September and 16 in October 2025, and the median sale to list ratio was 101.67 percent, down from 103.72 percent.
Thirty-five sales closed, the highest count of the past year and well above the 22 that closed in October 2025, and 33 new listings came to market, also the highest of the past year.
Sales between $600,000 and $699,999 accounted for 12 of the 35, against 11 of 22 a year earlier, so the growth in volume came mostly from the bands either side. Six sales landed between $400,000 and $499,999 and six more between $500,000 and $599,999, against three and two respectively a year ago, and two sales fell between $900,000 and $999,999 where there were none in October 2025.
